The Johns Pass boardwalk is getting a major new tenant.
At its Wednesday meeting, the Madeira Beach City Commission unanimously approved the development of a five-story, 87-room upscale Marriott hotel at the boardwalk’s east end, to be constructed along 129th Street East, on the 1.5-acre site of existing parking areas.
The developer, JPV Hotel Property LLC, has said the Tribute Collection hotel, at an approximate cost of $115 million, will open its doors sometime in 2028.
According to JPV partner Bill Karns, who has shepherded the project through several years of planning, legal work, zoning change requests and inquiries from the commissioners and the public, plans call for 7,550 square feet of retail, 3,350 square feet for a restaurant and 1,000 square feet for a cafe (both on the first floor), 3,900 square feet for a rooftop restaurant and pool, and event space totaling 2,800 square feet.
There will be 92 public parking spaces, in addition to the 264 spots included in a six-story garage hidden from street view. Plans call for a public park with an event stage.
“It’s going to really become a hub of activity here in Johns Pass,” Karn told commissioners during an earlier meeting. “I want this to be the shiny penny in Madeira Beach, something we can all be proud of and enjoy.”
Marriott’s Tribute Collection, he said, is designed to “fit in” with existing architecture. “It’s going to look like it’s been here for a long time,” he explained. “The Place Architecture did a great job of capturing the vision of John’s Pass.”
The motion passed 4-0, with commissioner David Tagliarini absent.
